How we scope and quote a job
Most of the value in hiring a contractor happens before any painting starts. This is how a job goes from a phone call to a written scope you can actually compare.
The First Call
Tell us roughly what is bothering you and which rooms or elevations are involved. Photos help a great deal, particularly of cracks, stains, or peeling. We will say on the call if it sounds like board work or a leak rather than paint.
Walking the Property
Dale visits and looks at every area you want included, plus the ones next to them. Adjoining rooms matter, because a fresh color makes a tired neighbor obvious. He measures rather than estimating from the doorway.
Working Out Which Trade It Actually Is
A crack that reopens yearly is movement, not a filling job. Stains that come back through paint mean water is still getting in. Naming the real cause here is what stops you paying twice.
Checking the Surfaces
Siding material, previous coatings, and the age of the house all change the method. Pre-1978 homes get treated as possible lead-era paint, which changes how we prepare. Older joint compound and chalking hardboard both need different handling.
Deciding Finishes and Colors
Hallways want a more scrubbable finish than bedrooms do. Ceilings, trim, and walls are usually three different products. We go through this with you rather than defaulting to whatever is on the van.
Writing the Scope by Area
You get the work broken down by room or elevation, not as one number. Each line says what preparation is included, because that is where quotes really differ. Anything we are excluding is written down as excluded.
Scheduling Honestly
Exterior work gets weather-dependent dates and interior work gets firmer ones. If we are booked out several weeks, we say so instead of promising a start we cannot make.
When to Hire a Pro
When to bring in a contractor instead of doing it yourself
Plenty of painting is a reasonable weekend job, and we will tell you when it is. These are the situations where homeowners usually regret starting alone.
The Walls Are Not Flat Any More
Years of patching, settlement and repainting leave a surface that reads every bit of its age under low winter light. Levelling the surface before any color goes on is the step that decides whether a finish looks new or just looks recent.
The Ceiling Is Involved
Ceilings are awkward, unforgiving, and show every roller mark under overhead light. Cutting in at a wall-to-ceiling line is the hardest edge in the house. Most people can paint a wall well and a ceiling badly.
It Is High or Over Stairs
Two-story foyers and stairwells need proper staging rather than a ladder on a step. This is regular work in Calvert County's colonials and it is not worth the risk. A fall costs more than the quote.
Cabinets or a Color Change Are Involved
Cabinet doors need degreasing, sanding, and a hard-wearing finish to survive daily use. Going from dark to light takes proper priming rather than extra coats. Both are jobs where the shortcuts show permanently.

Questions about hiring a painting contractor
These are the questions we field most often before a job is booked. They are about hiring and pricing rather than about paint itself.
How much do contractors charge per hour for painting?
Most residential painting here is priced per job rather than per hour. An hourly rate leaves you carrying the risk if the work runs long. We only work hourly on small odd tasks where a fixed scope makes no sense.
How much would a painter charge to paint a 12x12 room?
Ceiling height, trim volume, and wall condition matter far more than the footprint. Including the ceiling, or changing color family, can roughly double the work. A room needing patching first is a different job again.
How do I check that a Maryland contractor is properly licensed?
Ask for the MHIC number, then look it up with the Maryland Home Improvement Commission rather than taking it on trust. Ask separately for a certificate of insurance naming the contractor. A licence and insurance are two different things, and both matter.
What should I have ready before the walkthrough?
A rough list of the rooms or elevations you care about is enough to start. Photos of anything cracked, stained, or peeling save a lot of time. If you have colors in mind, say so, though it is fine not to.
Should I supply the paint myself?
You can, and some homeowners prefer to buy their own. Be aware that we cannot stand behind a finish if the product is wrong for the surface. We will tell you what to buy if you would rather handle it.
Will you tell me if the job is not really a painting job?
Yes, and it happens fairly regularly on cracks and stains. If the cause is a leak or failed board, painting over it only delays the repair. Losing the job is better than doing work that fails.

A Single Room That Has Had Enough
One tired room is a perfectly reasonable job and we take them. It often turns into two once you see the first one finished. Our interior painting work covers walls, ceilings, trim, and cabinets.
The Whole House at Once
Doing everything in one project costs less per room than three separate visits. This is our residential painting work, sequenced so the family stays in the house. It also keeps the whites and trim consistent throughout.
The Outside of the House
Exteriors are weather jobs and get scheduled around humidity coming off the Bay. Our exterior painting work covers siding, trim, shutters, and porch rails. Prep is the bulk of it, so the quote reflects condition rather than size.
Getting a House Ready to Sell
Fresh neutral paint is one of the cheapest changes before listing a property. We work to the estate agent's timeline where we can, and prioritise the rooms buyers actually notice.
Surfaces That Need Stripping First
Failing finishes and old gloss trim have to come off or be deglossed before new paint goes on. That is handled through our interior refinishing work.
Quote Differences
Why two painting quotes for the same house differ so much
Homeowners here regularly get quotes that are far apart for identical work. Four things explain nearly all of that gap, and only one of them is profit.
How Much Preparation Is Priced In
Washing, scraping, caulking, sanding, and priming are most of the labour on any repaint. A cheaper quote has usually reduced or removed some of those steps. Ask each contractor to list the preparation rather than comparing totals.
How Many Coats Are Included
One coat over a color change will not cover, whatever the can claims. Some quotes assume one coat and some assume two, and they rarely say which. That single difference can move a price substantially.
Whether the Substrate Was Assessed
A quote given without looking at the siding or the wall condition is a guess. Chalking 1980s hardboard needs far more work than ten-year-old vinyl. Roughly 28 percent of Calvert County's 36,350 homes were built before 1980, so this matters here.¹
Licensing, Insurance, and Who Actually Turns Up
Maryland requires home improvement contractors to hold a state licence, and insurance costs money.² A quote well below the others sometimes reflects an uninsured crew. Ask who will physically be in your house before you compare figures.
