Shores of Calvert went up 1973 to 1981, Ferry Landing Woods 1976 to 1983, Bay Country 1982 to 1988, Calvert Estates 1986 to 1987. Those houses are now on their third repaint, which means the condition of the last two preparations matters more than the paint you pick this time.

Where the siding is hardboard, the failure is predictable and it is not cosmetic: moisture gets in at the lap joints and the bottom courses, the compressed fiber swells, and it does not go back. Those sections need cutting out and replacing before anything is coated. Painting over swollen board hides it until next spring. Where it is vinyl, the body of the house rarely needs paint at all — but thirty-odd southern Maryland summers have taken the south and west elevations a shade or two away from the north side, and the trim, shutters, soffits and porch rails weather far faster than the siding does.
