What Huntingtown does to a paint job
Huntingtown sits inland, near the middle of the Calvert peninsula and roughly 170 feet above sea level. That puts it far enough from the water that salt air is not the problem it is over in Chesapeake Beach. The problem here is shade and moisture instead.
Almost the whole town is large wooded lots under mature hardwood. Tree cover that looks wonderful in July also keeps north and east elevations from ever drying out properly, and Calvert County runs about 43 inches of rain a year with genuinely humid summers. The result is mildew, algae and green staining on the walls that get the least sun — and paint that fails early because it went on over the top of it.
This is the single most common reason a Huntingtown repaint does not last. A coat applied over a shaded wall that was never properly washed is a coat that will be peeling in a couple of seasons.
The shaded walls come first
North and east elevations get washed and treated before anything else happens. On heavily wooded lots that is not an optional extra — it is the part of the job that determines how long the rest of it lasts.

The two Huntingtowns
The older half of the town went up from the mid-1970s into the 1980s — places like Hunting Creek Woods, and the agricultural-zoned parcels out our way on Black Oak Court, on multi-acre lots. Houses from that era in this part of Maryland were commonly clad in hardboard panel siding or T1-11 plywood. Four decades of humidity later, that material swells, delaminates at the lap joints, and stops holding paint at the bottom courses first.
On those houses the honest answer is usually not just a repaint. It is spot replacement where the board has gone soft, consolidation and priming where it has not, and a realistic conversation about which elevations have another cycle left in them. We will tell you if a wall needs replacing rather than painting over it and taking the money.
The newer half is a different job entirely. Marley Run went in from 1993 onward, Twin Ponds and The Oaks are far more recent, and those are largely vinyl and fiber-cement colonials that will not need their field coat touched for years. What they do need is trim, soffits, shutters, front doors, porch rails and decks — plus the interiors, which is where most of our work in those neighborhoods actually happens.

- Yes, and it is the most underrated factor on a wooded lot. A north-facing wall under mature hardwood stays damp long after the rest of the house has dried, which lets mildew and algae establish on the surface. Paint applied over that fails early no matter how good the product is. The fix is not a better paint, it is washing and treating the surface properly first.
- My house is from the late seventies and the siding looks swollen along the bottom. Can it just be painted?
- Usually not just painted, no. That swelling is typical of the hardboard and T1-11 panel siding used on Calvert County houses in that era, and once the board has absorbed moisture, paint will not bond to it or hold. The realistic approach is replacing the sections that have gone soft, priming and sealing the rest, and then painting. Dale will show you which boards are which when he walks it.
- We are in one of the newer neighborhoods with vinyl siding. Is there anything for a painter to do?
- Quite a lot, usually. Vinyl field siding rarely needs painting, but the trim, soffits, shutters, front door, porch rails and deck all do, and they weather much faster than the siding does. Most of our work in the newer Huntingtown subdivisions is that exterior trim plus interior repainting.
