Dunkirk is the most consistent town we work in. Where Prince Frederick kept building through every decade and is now mostly newer stock, Dunkirk went up largely in one push — Shores of Calvert through the 1970s, then Bay Country and Calvert Estates across the 1980s. That means most of the houses here are now thirty-five to fifty years old, on large lots, and arriving at the same stage of their maintenance life at roughly the same time.

A town of 1980s houses, all aging together

The practical consequence of Dunkirk building in one wave is that the problems arrive in one wave too. Original siding across a lot of this town is now well past its first and second repaint cycle. Where that siding is hardboard, it is at the age where the lap joints start drawing moisture and the bottom courses swell. Where it is vinyl, it has taken thirty-odd summers of southern Maryland ultraviolet and the south and west walls have usually faded a shade or two away from the north side.

The newer estate homes off Routes 2 and 4 are a different proposition — those are largely fiber cement or premium vinyl and are only now coming up on their first serious exterior attention, which is mostly trim, doors and decks rather than the field siding.

Almost everything here is a detached single-family house on half an acre or more. There are no townhouse rows to work through, which changes how a job is staged: more ladder work, more setup, more elevations that back onto woodland.

  • Third-cycle siding

A lot of Dunkirk exteriors are on their third repaint. By that point what matters is how well the previous two were prepared — old failing coats have to come off rather than be buried under a new one.

  • The August-to-October window

Late summer here runs humid enough that a latex coat applied on a high dew-point morning can leach surfactant and streak. We schedule exterior work around that rather than against it.

  • Woodland-facing elevations

Large lots back onto tree cover, and those walls stay damp and grow algae. They get soft-washed and treated before any coat goes near them.

  • Sun-side fade

South and west walls on 1980s stock are usually a visibly different shade from the north side. Repainting one elevation to match the others rarely works — we will tell you when the whole envelope needs doing.

What Dunkirk homeowners actually ask for

This is a commuter town, and the work reflects it. People here are generally not looking for the cheapest possible number — they are looking for someone who will turn up when they said, work cleanly in an occupied house, and not need chasing. Most of our Dunkirk customers are at work while the job runs.

That only works if you trust who is in your house. Desler Painting is licensed and fully insured, furniture gets covered and floors protected, and everything is cleaned up before we leave. Dale is the owner and the lead painter, so the person you met at the estimate is the person in your hallway.

Inside, the recurring Dunkirk job is a whole-house refresh of an 1980s or 1990s interior — dated color schemes, trim that has been painted around rather than properly cut in, and builder-grade walls that never got a proper primer coat. We work room by room so you can stay in the house while it happens.

Estimates, and what moves the price

Dale drives out and walks the job before quoting. On a Dunkirk exterior what moves the number is the condition of the substrate and how much preparation it genuinely needs — not the footprint of the house. Two identical colonials on the same street can be a very different job if one has had its caulk joints maintained and the other has not.

Estimates are free, written, and carry no obligation. Call (443) 684-4101 and you will speak to Dale directly rather than an answering service.

Dunkirk questions we get asked

Most of the houses on my street were built in the eighties. Does that change the job?
It changes almost all of it. Housing from that era in Dunkirk is now on its third repaint cycle, which means the condition of the previous preparation matters more than the paint you choose. Old coats that are lifting have to be removed rather than covered, and hardboard siding from that period often needs sections replacing at the bottom courses before anything is painted.
One side of my house is noticeably lighter than the other. Can you just do that side?
You can, but it rarely looks right. South and west elevations fade faster under southern Maryland sun, so after thirty years they have genuinely drifted from the north side. Painting the faded wall to match the others usually just makes the mismatch move somewhere else. We will give you an honest opinion on whether one elevation or the whole envelope is the sensible spend.
Nobody is home during the day. Is that a problem?
No, that is how most of our Dunkirk work runs. We are licensed and fully insured and used to working in occupied houses with nobody there — floors covered, furniture protected, everything tidied before we leave, and the house secured.
When is the best time of year for exterior painting in Dunkirk?
Late spring through early autumn, but the detail matters more than the season. Humidity here climbs from August into October, and a coat applied on a heavy, high dew-point morning can streak or fail to cure properly. We schedule exterior work around the weather window rather than just around the calendar.
